As far as what to look for in your purchase -- location, age, sq footage, lot size, future city infrastructure development or redevelopment, potential rental rates (near hospital to rent to medical staff), are you looking for cash flow are you looking for appreciation....etc ... etc...

Lot consists of 1/2 fields and 1/2 woods and has excellent solar gain orientation which is most important for high performance, energy efficient building which I specialize in .The seller, an engineer, is retaining the back 3+ acres for himself, but may consider selling to me if he feels the "front lot development goes well".
