I will never build trust with anyone like that.Sure you can spend the next 2 years wholesaling and slowly built capital to graduate to flipping.Or you can be smart, and speed things up, by partnering with someone and fill each other's shortcomings with each of our strengths.I am fairly confident in myself now that I am pretty good at getting good deals.

I bought FSBO and had them fill out a disclosures form which they basically filled in nothing and then a standard purchase agreement for my area (I am a realtor as well). 1 week after closing I find out the house has a massive carpenter ant infestation, ok no biggie have them taken care of.
