Frankly that does not matter and does not give grounds for withholding, as they have been collecting rents, have the keys, etc.Hopefully they come to their senses before the clock strikes noon, otherwise I will be dialing up my attorney and taking them to court.

Hi @Troy Norwood, You can write that into the lease; however, your state's tenant/landlord laws supersede anything you put in the lease, so it really doesn't matter unless your state does not specify (but I'm sure they do).
