I have been a part of this community for a while, listened to podcasts, watched youtube videos, and read books/articles.

I have been reading books and listening to podcast and want to start making the steps so that I can have financial freedom. 

Do not listen to the people that call it a “waste of money”….

Yes, aside from reading, I've also been listening to the Bigger Pockets podcast, watching videos and am analyzing deals for some markets I am interested in. 

I've read books, listened to podcasts, watched videos and so much more but i have one question about deal analysis.What makes a good deal and how do you, or others you've seen, run their numbers?

The goal of the duplex is cash flow - at least $200 / mo (once we move out)The goal of the single-family is undetermined yet -Down the line, I'd also like to look at BRRR or other strategies where I'm doing some flips, but I don't want to get too ahead of myself just yet.I've been looking at various areas in and around Milwaukee and listening to a bunch of podcasts and webinars on how to analyze a deal and a market. 

I’ve been in realestate investing for over 10 years. I continually hear people talk about “paying no taxes” being a benefit to owning realestate, but I’ve yet to have heard a single explanation of how that’s possible...

@Khalil Badran you should definitely listen to the recent BP podcasts with Pace Morby - lots of great advice for talking to sellers!

Honestly most of what I learn is through Audiobooks or listening to the BP Podcast. 

I am fairly new to the Bigger pockets community, while I have been listening in to the podcast when I get the chance, I have not made any blog entries or spent too much time on the website yet.
