I do have a contractor bidding it tomorrow, I was just hoping someone would have a rough $/LF or something similar to use for a ballpark, but figured it may not be that simple since it of course depends on specifics.

It is a good software but has a steep learning curve.I do not know anything about DoorLoop.As a PM company owner, the only two softwares that I would consider are Appfolio and RentVine. 

If you don't want to squander it but want more passive, you could invest it in tax-advantaged mutual funds. 

That doesnt answer most of these questions, but will be a start for you.My thought...hire a PM for the first one. 

Personally I'm not sure that there is one that can be issued without a personal guarantee, but if there is my guess is he would know about it!
