@Michael Wolffs We just finished replacing a 12' section if external wall and sill plate that had rotted as the result of a through window/wall AC unit that had allowed water to leak down into the wall for a prolonged period of time.We also removed a through-wall natural gas furnace at the same time and applied 3" of closed cell foam to the external walls on the main level.

It would be different if the roof leaked and the toilets didn't flush, but I don't think any of these small changes will improve living conditions.

Broken pipes will leak, but if the water is shut off, they will only leak the amount of water that they are holding and that gravity forces out, which is quite a small amount.

But, I don't need an inspector to tell me the roof needs to be replaced, electrical needs updating, plumbing leaks, windows are not seated correctly, etc, if I am planning on changing all those anyway.Good luck and congratulations ...almost!

A Lenox was the worst, the condenser constantly leaked due to O ring failures (could have been an install/repair issue) & by the 2nd year the blower & inducer motors both went mid winter.

You need to inspect for leaking taps, toilets, drains, smoke detector batteries, HVAC filters, damaged screens, windows, lose hinges etc. etc. etc. and any tenant damage.
