Planning on charging for the landscaping (maybe just the seed?)

My negativity has been an issue and I have begun to see the light with  positivity.

You might want to go down to the planning office on SW 4th and ask them what, specifically, can be developed on the lot (e.g. must be over 10,000 sf to divide in R5), how much the permits and requirements might cost (including transportation infrastructure charges and landscaping/drainage), and how long similar projects have been taking to get through permitting lately.  

Hopefully you can shed some more light on how it went down.

At least with a letter of intent you're theoretically +/- light repairs when it comes to a purchase price.

I don't do flips and I don't do complicated deals so consider my opinion in that  light.

The City does the plowing and maintains the streets, lighting and parkways.

The light on the floor in the third one makes it look like the floor is gouged and the cabinet backs look really bad from this angle. 

Variables that impact production (lighting, co2, pests) are more easily controlled in an indoor environment.

It exposes some very questionable tactics in your business model (if you can call it that), and bragging about almost ripping off an elderly widower through the unlicensed practice of real estate does not paint you in a positive or professional light.
