It is extremely effective and you can place it strategically so pets/kids can't get to it. 

We bought our first home and decided to do a ground up rehab on it... 2 years later we wanted more space with our second kid on the way and we made a good profit by selling.

I like the ideas I've seen of making two payments to the owner ----- one for the market price "rent" and one for additional down payment. 

Additionally, we didn't have trouble pulling the trigger, so to speak.
