I've developed my own system, that involves the following:1 - The 3 Pillars (mine) of REI...Market Analysis, How Money Works, and Developing a REI Plan...and how all three are equally important, and must work as one.2 - My REcapS System (a system within a system) that is a 3 Level circular (perfect) system where Level 1 feeds Level 2, which feeds Level 3, which comes back and feeds Level 1 again (thus the circle, or perfect system).

You can transfer it to an LLC at a later time but there are costs and risks involved.

This is a complicated process involving splitting the lot running utilities all kinds of zoning laws.

If you are purchasing commercial property in DC I don't need to go too far out on the limb to say without a doubt that this investment will be large enough to justify getting an attorney involved to prepare the LOI and PSA. 

They have set their eyes only "so high" and they are happy with that.

He is very responsive is up front about all fees and costs involved with your loan.

The association could take the money and your pissed off tenant still has to find a place in like 9 months and wrecks the place and stops paying you and the tenants family and friends get involved & does not move out in time and the market changes for worse and the association is fining you for stupid stuff etc.
