Anything listed on an internet site will be picked over by multitude of buyers.

I also include info on cable and internet because we get our tenants a discount in bulk.

That would not be a typical layout, but may work out for the most part.

I would just check the internet for locals that do free quotes for this and that, and then add them up.

I don't know ANY investors who use much, if any, of their own cash...they all (those whom I know and respect) use OPM...and if you happen to want, as an investor, to lay out all of your capital, to aquire and asset, well then, more power to you..you must have "Bigger Pockets" deep enough to do so.

But I can't help but wonder about all these short sales I see advertised all over the MLS & internet by real estate agents.

Until the advent of the Internet, the only place investors had to turn for real world information was "the gurus".

They should have it done in less time than you would spend surfing the internet for the answer.
