They will probable average the income over the two years.If you haven't been in an industry for 2 years they won't let you claim income from any job/industry (I believe the exception is if you just graduated from college and are in the industry your degree is in)

Potentially a non-recourse loan on real estate if you had a stellar business relationship with a local bank with high revenue/income/assets depending on the industry (and long history with the bank).

We used to rent out rooms/house with AirBnB before having a kid for race weekends and for the DNC so I imagine the hotel industry is trying to make it a more level playing field for them since these types of rentals are becoming big business.
