I make it more appealing by offering a refund at the end of the lease if there is no detectable pet-related wear and tear, including that which might be considered normal pet-related wear and tear.

She's probably not going to share it, but if you ask her nicely she might include any properties you have in contract, or flips that you own and are looking to sell, on it.

Quite often, wholesaler A sends me a property and a few days later, wholesaler B sends me the same property but with a slightly increased price (including his fee).

If I send them the evidence and they try to only claim what I didn't send evidence of, then I can't make them look like the scammers they are near as easily in court if it comes to it.I've heard the argument that they know what they did, no need to include evidence, which makes sense.

They could make it so that anything other than "no" in the "funny business" column was bright red, but that's nitpicking because a single "yes" in a sea of "no" is going to stand out anyways.
