Even if the property improves you are still trying to catch up with a break even value because you paid too much for seller finance.The market cycle today is too hot for sellers to want to finance the whole deal and banks will not touch you for that.

I'm in Michigan and I know from experience that radiant heat is very enjoyable in the winter but it gets very hot here in the summers and and I don't want to fill every window with a window ac unit.How much value do you think I loose by having radiant heat?

There are many other and more reliable methods for estimating the value.My father always stated the fair market value is what someone will pay within 30 days of putting the property on the market for sale.If you are seeking to invest in a hot market, be prepard for the drop.
