Hey Thomas - I'd highly recommend speaking with your CPA and an Investment Sales broker about your options when it comes buying an STNL deal to utilize depreciation.

This is more difficult to secure in this high rate environment but so is a cash out refinance.  

They have such high cap rates there because the future outlook is bleak.

I would highly recommend placing a tenant on a lease under 12 months for their first term so this bill does not apply to them.
