But I got scared off all the cheap eastside properties by the first RE agent I was in contact with, who said those areas were really dangerous and I'd have nothing but flaky tenants.

And the lenders recognize that we (unlike their retail employee salespersons) can actually do that without any pain on our part (switching health insurance, switching your license over, setting up new direct deposit, bla bla bla bla bla), so they put our loans in line ahead of the loans of their own employees.

The seller was selling it as a FSBO for nearly two years, was a jerk, scared buyers away, and a realtor convinced him to let her handle.

@Brett Stander & @Jimmy O'Connor, yeah I've been looking and looking and honestly the expensive prices dont scare me too much as long as cashflow is positive.

Many areas aren't processing evictions because their courthouses are closed for health reasons.

The thing that scares me about hard money is the short time I have to turn around the property.

Are your cash buyers hesitant, scared, pulling out of deals, waiting to see how things play out?
