The FHA 203k renovation loan program provides funds for both the purchase and renovation of a home packaged into one mortgage loan.

All they do is lending on real estate, and have lots of different programs and products.

I'd suggest also looking into any down payment assistance programs provided through your local community/city.

They also pay for administrative costs such as updating the HOA home owner’s directory, billings and collections, covenant enforcement, routine legal costs, maintaining a web site, posting HOA governing documents on the web site, administrative staff, and other operational costs.

Let me know how things are in AC, I really considered it an interesting real estate position a few years ago but now am less certain as the NJ state government prepares to take ownership of the current situation. 

After dealing with the clerks and automatons of city government, it's easy to become conditioned into thinking that everything must be conducted through the bureaucratic process.  

I'll also look into the mentor program.

That being said, I always put them through my entire process, credit/background check through my program (don't trust others, too easy to fake with photoshop etc), 3 x rent, license, and than my 18 page lease .
