But in regard to rent, I would suggest doing a quick search on the ‘2% rule’.  

@Greg Zabel   You will probably need to expand your search to places like Sherman, TX to get far enough out to get good cash flow. 

I was a football, basketball, soccer, hockey player but never had the grades to be able to play for my schools so i was part of the school drama and later speech and debate team wich let me expirince life and environments completely different from mine while also providing a family feeling i was in search for. 

There's been a ton of conversation about this topic on BP so just do a quick search and you'll learn more than you probably want to.

You can then search and see what price properties are listed for sale at, what they're pending at, and what they sold for in that zip code. 

The same can be done if you use google docs, etc.

You can google for reviews to read what those who have used them think, to get insight beyond the hype of what the platforms themselves put out about themselves.

Search the forums for reviews and then reach out to people via PM to get the full story.

Do an MLS search for those that have been on the market for too long - then snag one.
