New here, but have been reading the forums for several months as I consider real estate investing, but am having a hard time convincing my spouse the potential "hassle" of a poor tenant is worth the benefits.Our situation includes both of us working full time w-2 jobs and our primary goal is to assist in reducing annual tax burdens. 

Most deals are not going to cashflow, as real estate is a very popular asset class and because of that the market is full of buyers who are not sophisticated and accept sub par returns, inflating prices.

Currently I have my license in holding as I have a full time job but would like to start investing in real estate.

The income will be subject to the self-employment tax (medicare and social security) as well as income tax (they can claim expenses if there were any in them performing their services). 

I want to get it rented out as soon as possible but I don't want to make the mistake of renting it out too soon and then regretting not having full access for any other necessary upgrades at my own convenience.

I think once you do it full time as your primary source of income, then it probably would be advisable to upgrade and get some software.
