buying new construction can be OK cut also frustrating due to 1) delays in timelines 2) many decisions regarding options for the home 3) many non refundable deposits required well before getting the house 4) cost overruns 5) having to wait to lock an interest rate - interest rate risk....if they go this direction maybe try to have them find a property thats close to being finished instead of starting from scratch

Instead, start telling them how tough and frustrating it is, how it will likely take months to do that first deal, how it will require visiting hundreds of houses and talking to hundreds of buyers and sellers.

Agree with a lot of this - one of the most frustrating things is the mainstream "wisdom" and messaging that inflation can be caused by monetary policy and the Fed only and that somehow fiscal policy and other political decisions have no effect, when I think the opposite is mostly true.Worried inflation is back on the upswing primarily due to energy costs which were suppressed this last 12 months or so from SPR draining.The upside(maybe?)
