Hi Preston, if you look at the Cash Flow only, this might not be good deal but if you are 100% sure it will appreciate in coming years and do a 1031 exchange, then you might think again. if you are not interested in this deal can you PM me the info, I might be interested in it.

So any 1031 situation is going to involve the LLC selling the property, doing the 1031 exchange and taking title to the new property.Depending on your operating agreement you (or anyone) can buy the membership interest of the LLC and this does not affect the 1031 exchange

I suggest in practice it means your customers pay you $750 and $150 per year and exchange you mail them some apparently irs acceptable plan documents as PDF files and then bear little to no ongoing responsibility for plan compliance or tax law adherence.
