Which number is more important, sale price or price/sf?

Biggest thing is what the city makes you do on the point of sale inspection. 

It's useless to hire a pest control company (or spray yourself) if you've got a tenant who leaves food and garbage out that continues to attract roaches.

Are QuadPlex properties appraised with comp sales like a single family or a duplex would be, or is it appraised using cap rates like apartment complexes are?

If you really want to get a sense of where to price your unit, you can ask a real estate agent, search through Zillow for 3-bedroom apartments, or even check out rental or sale listings in person.

You could drive for dollars, send out yellow letters, look on the MLS, look on craigslist, auctions, For Sale By Owner, even just telling everyone you know that you're looking for a deal.
