There are debtor rights attorneys out there, but they typically deal in the owner occupied space, if these are in LLC's then there are still attorneys but they are probably not going to get very far in any type of settlement because there are probably personal guarantees in place or the lender will just take the property.

The repair costs will take multiple years to recoup and with the age of the property I'm concerned if it's even worth holding long term or get out while I can before I fall into a money pit and get stuck.

By making equity raise small and max leverage they try to pump returns with tax savings because the cash distribution is so poor so tout overall returns ( think of Wal-mart touting overall pay for employees at 30 an hour when most of that is covering some insurance and other benefits type fluff versus what someone would take home on a check).
