Although, there's likely a reason why it's the last unit... it may not have the best features or lot placement, and that's why everyone else passed it up.

It would depend on features of the specific property, how far along things were, the seller's understanding and expectations, etc.  

You should be doing your own market research on what rents are in the area you're looking, and really think about what features are important to getting top dollar.

If you want to hire someone else to do all the work and give you a house turnkey then plan on spending $500k for a basic 2000sqft home - and $700k if you want a lot of custom features.
