@Walker Howard you would have to register any LLC as a foreign LLC in Florida in order to do business in Florida, so I dont know that there will be a difference.

I would make any offer contingent on a lease agreement executed at closing but even if I got everything I wanted in lease negotiations, I still can't seem to get past item 2 above.

So many people stress cash flow but don’t forget the bigger picture of once you execute this deal someone else (renter) is buying you a house AND giving you $70 a month.
