A good tool to utilize is excel, you can evaluate a cash flow in minutes.Monthly payment is =PMT(intrate,term,principle) it would look like=PMT(5%/12,180,100000) This is $100,000 at 5% term of 15 years.Then place your estimated occupancy rate, insurance, taxes, an allotment for improvements down the road into a pivot table to automatically subtract.

Its better to walk away from a deal than to take any deal which could turn bad.I usually track how many deals I'm making and how many I win.

Being on the investor side of syndication would be a great way to start for anyone who lives in a hot market and can't exactly pick up and move to start full time in RE, heck just reading an executive summery that was put together by a half way decent RE syndicator is excellent education in and of itself!
