Do you ever self finance any of your investments?

For now your pay check is the easiest money you will ever make, it will provide savings as well as the ability to get credit/financing.

Not because I paid the mortgage down.I'm going to pass down a word of advice from the loan officer I bought my last investment property with, "The cheapest money you will ever find is on the mortgage for your own home."

Just as an example, a lot of the sub-prime lending practices have ended, there are far fewer new homes being built throughout the country, and the people buying homes are using cash more than ever.

You probably don't do your own legal, accounting, plumbing, etc. so why on maybe the largest transactions of your life ever try to do it yourself.

Maybe its just me, but no one has ever offered me money without there being some sort of crazy terms or it is just a SCAM.
