Quite honestly, all this will do is complicate things for you (as it did for me)...essentially, since they are both single member LLCs, you'll basically have to report the separate activities on two separate Schedule Cs for income tax purposes...

Because it is a duplex you may benefit from looking into other banks in your area, especially small banks and not the big names.

Essentially you are asking the seller to report on the actual rent collected and expenses for each of the previous 12 months on the building.
