I am confused how to evaluate this property because they are being purchase and sold as a Package making it 12 units but technically each building would normally be evaluated based on residential comps.

Omar - There are no guarantees of course, but it could depend on your whole package.

I grew up an Army Brat and I also moved a lot within NC as an adult and I have never encountered problems like the DMV has when it comes to crooked slum lords and bellow-par-management companies.

Not to mention, reserves may be necessary if you encounter serious damage.
