I think at the end of the research towards better terms and rates, a typical broker can achieve the same or similar but by juggling elements such as charging points and adjusting lender fees and underwriting fees and rates.  

If they come back to claim it some day, charge them for storing it on your property the entire time.

The area is Burlington,NJ off Rt 541 next to a ghost mall prime major retail stores walking distance from condo.
