The risk profile changes dramatically when you start using leverage.

Either way, having used VAs, and being one myself, I can honestly say that, in most cases, they can reduce staff costs dramatically. 

New systems, upgrades, and/or a new roof can change your premium dramatically.

Annual rental rates are sky high so I suspect I won't get as big a boost that I hope.

Renting by the room can be AWESOME for boosting cash flow, but it can also be more maintenance, management, and drama.
