I spent hours researching the whole LLC question and asset protection matter and all the rabbit holes it opens, here on BP and other sources.

After finishing up 18 holes with my mate, we discussed at length the viability of golf courses as an investment.

You can have the best property in the world but without proper management, it will become a hell hole. 

I started broad but it can be a bit overwhelming because there are so many rabbit holes to go down.

When we bought the building, there were gaping holes where the coin-ops were designed to be. 

Good soils, soil health, proper drainage, climate, etc. would be contributing factors to high value land for agricultural use.

When we take interest in a market we also like to have other poke holes in our rationale and if we get an objection we really can't overcome is outweighs any of our whys then we go back to the drawing board.  

For expenses, I'm not intentionally keeping them low and a big part of why I'm posting here is to find holes in my analysis just like this.

Hey BP,Can anyone recommend a good way to seal the holes in the cinder block foundation of my building so that rodents can’t get in?

If on the other hand based on your post there is 2 years left on a 15 year tax credit term and the area is still a crap hole then really not that great.This does not sound like a deal.
