It needs new fascia and gutters; needs plumbing brought up to code, needs bathroom reworked slightly with new vanities, and a new water heater; needs wiring brought up to code as part of it is on fuse box; needs new flooring; needs a complete HVAC system installed; needs a complete new interior paint job; AND has a little bit of mold in one of the front bedrooms (not black mold) due to poor drainage.

The highest cost would likely be the bathroom (cheaper if you could locate under existing to just pull down plumbing) and small kitchen. 1000-1200 sqft.

If you are very experienced at rehab and repairs, and can check things like the attic, foundation, crawlspace, electrical panel, HVAC, and plumbing yourself, then spending $500-$1000 for a home inspector to do the same thing doesn't add any value.
