They threw a fit for a few things, my dog being registered, we cant have fences, we cant work on car fluids, cant have expired plates and no one is allowed to stay more than a week a month or they have to register to be a resident.

And then we have agents following up with any sellers that even remotely want to sell.So is it possible to do it the way you are doing it, yes, but this is a path that is very difficult and will get very discouraging for you very quickly.I would suggest going to the sellers directly through your own marketing efforts.Use things like bandit signs, bird dogs, networking, rei meetings etc.....But by far the best way to go after these types of deals is through Direct Mail.

Just start talking to new people, the person in line behind you in line at the store, the photographer who did your head shot, the lady that grooms your dog, you will be surprised how general conversation leads to real estate and their cousin who is looking for a house and hates their agent.5) There is a whole lot of free time available in this business, don't use much of it.
