A little color: condos that back up to the L on the same street as my friends, with similar quality and size seem to sell for about 25-30% less than those that face the houses that backup to the tracks.  

There was garbage all over, expired food left out, a nail polish stain in the master bedroom carpet, coloring on the walls, etc.

I think it's a good all around color for rentals. 

I think renting out the condo and getting some skin in the game would be a great start to your investment journey.

We usually like to see a credit score above 620 or 640, stable income that is likely to continue, and skin the game (down payment).

It sometimes takes a while for someone to show their true colors.
