I cannot stress enough the possible dangers of making an error in an eviction. 

Anybody here with properties in portland/ west end ever have to deal with dangerous situations?

Wetlands is a VERY dangerous word up here lol. 

They teach their students enough to be dangerous but not enough to do deals on their own so the student 9/10 times brings the deal back to the "guru" to help close it taking most of your deal you worked your tail off for.

I realize there is a moral issue I am having a hard time squaring about having a renter and his/her family in a potentially dangerous home, although there are no indications the home is in immediate danger.

Never invest in any location where the population is stagnant or declining.Crime - People and companies will not move to locations perceived as dangerous.

With regard to shortage of vendors, I 100% understand that, but they should have warned you up front.If you have no cap on expenditures that can be made without prior approval, that can be dangerous.
