This clause in the lease agreement provides that "In the event of termination under this covenant, Tenant may be liable for a reasonable termination charge not to exceed the equivalent of one (1) month's rent at the rate in effect as of the termination date, or the actual damages sustained by the Landlord, whichever is the lesser amount."

If you're planning on selling  the property after 5 years or so, then put in simple laminate countertops, but if 10+ years, then go for granite because you won't have to replace it for getting water damaged if a faucet leaks.the 'better' class of tenant depends on the demographic in that area.

If the borrowers feel they have been damaged by the mortgagee or mortgage servicer the pursuit of recovering those damages would require an attorney.
