I lived across the country and had a PM (that didn't visit the property often). 

Without going out to site with a contractor(I'm out of country), is there a general rule or formula investors use when estimating repair costs on larger scale commercial multifamily buildings.

In your part of the country running AC pretty much 24/7 in the summer is a must so those electricity bills pile up quick.

This alternative to the traditional brrrr method crossed my mind.

@Bryan Cavellier you can BRRR any size property , The most shrewd real estate investors use it for some of the most expensive buildings in the country ,, They call putting Debt on their Asset ..  

Ive got a house a 2500 sqft home on a 8.5 acre lot in the country. the home is in distress and probably needs 100k in rehab to get most market value out of it. the asking price is 80k and the ARV would be best 300k and lowest 250k. there seems to be meat on the bones in this deal but i need some help!
