My heart always sinks when I realize that I'm about to shell out a chunk of change!

That dog doesn't belong to me or my tenant, it's been hanging around I think......LOLAll dogs have come from the wolf, imagine that, fluffy is a wolf at heart.

Turns out the owner needed heart surgery but the surgeons wouldn't do it unless he quit drinking. 

Well coming from @J Scott himself, I should take that information to heart! 

I'm taking @Brandon Turner advice to heart and I plan to analyze at least 3 deals a day or 90 deals a month.

I know that this post won't really express the depth of the struggle I am going through with this, and how much it weighs on my heart.

It may take a bit of time for your heart to soften but if you seek God first above all else, He will reveal Himself to you. 

Contractors, no matter how great they are, seem to wake up stupid one morning and run off to the next job without completing yours (or worse, doing a half-hearted job).  

It's not for the faint of heart.

For eg Hayward, San Leandro and Newark is right in the heart of it and are very diverse, there are neighborhoods in each of those town that are ideal for investing, take your time and do the research, drive around and learn each neighborhood and u'll be surprised what u'll find.
