Worth a shot I guess.

I own multi family. 12 buildings consisting of 11,8,7,7,4,4,2,2,1,1,1 (last "1" for sale).

., if they can show a history of it consistently being paid on time, I would have absolutely no problem accepting it as proof of income.

Speaking only to the deals I am in, the cash flow has been strong and consistent, 3 or 4 have refi'd in the first 2-3 years of the deal, it has been very common to receive an additional distribution at the 12 month anniversary of a deal based on NOI over and above the pref, communication is excellent and Joe is a great guy.   

Why is it a bad sign that vacancies are increasing consistently over the last 5-years and construction permits are increasing YoY?

Consistently thinking realistically beats the crap out of optimism and keeps your head where it needs to be.

I am looking for a consistent way to convert my massive lists of potential leads to phone numbers I can cold call. 

Overall it took months of following up and consistency, for us to get this done.
