Try to remove yourself emotionally from the decision and forget the convenience for your daughter and see if the numbers pencil in various, conservatively estimated economic situations.

@Kevin Schulz, great idea regarding QuickBooks, I hadn't even considered taking that approach but QB combined with some PM software that can communicate with QB might be the way to go.  

My deal fell through but I'm keeping communication open with the listing agent for when we've exhausted the redemption time period.  

And your getting emotional about investment property and that's definitely not what you should do.
