I agree, though, that there is something very reassuring about buying in a place you have boots-on-the-ground familiarity with (esp. when it is your first property), so these are all factors I'm currently weighing.

Realizing that I tend to ignore their weekly messages and emails about new deals, I was wondering how I might combat this with my business as it grows larger.A couple ideas I have are that they are sending out bland texts and emails with nothing other than the address, price, and their phone number.

@Warren Sawyers yes hire one... if you can’t take care of tasks, just document what you need done, then transition to bigger property where you get to be the boss with boots on the ground.Key is to graduate to major things and not get stuck with minor things.
