From my experience, the ARV is always what you put into them, whereas if you pick up a good property valued at $120K for between $45K to $55K, there is no repair cost except the normal painting, carpet cleaning and all your certifications, C of O and your city of Trenton rental fees and you are good to go.

They had smoke stains on the walls, burned old blue carpets, pink bathtubs and garbage everywhere but they just trusted that I’d make the old units look like the one I had just finished.
