For bedrooms is it better to go with laminate vs carpet?

Other improvements were cosmetic: painting, removing carpet.

Mostly a paint and carpet rehab.

The home has noticeable mold, damp (at least) carpet, and then normal foreclosure issues (builders grade fixtures, built in 87 and never updated).  

so this property needs: some light foundation work. quote on file with local company- not open til mondaynew roof- oldand... paint, carpet, has ugly paneling, etc. built in 1970, kitchen rehab(cabinets are good, layout good)i looked at a neighbor house that is currently for sale for 170000. it has firmika counter, no laminets or hardwoods. vinyl tile and carpet and lenolium. new paint. nice. clean. house.so again i ask what ya think.thank you in advance,J.D. holifieldwww.MidStateProperties.com

From my experience, the ARV is always what you put into them, whereas if you pick up a good property valued at $120K for between $45K to $55K, there is no repair cost except the normal painting, carpet cleaning and all your certifications, C of O and your city of Trenton rental fees and you are good to go.

Not to mention how stained they left my carpet.

For nicer units with white carpets and expensive materials, you may want to not allow pets.

They had smoke stains on the walls, burned old blue carpets, pink bathtubs and garbage everywhere but they just trusted that I’d make the old units look like the one I had just finished.
