I am going to assume you're putting 20% down on this place, and if so then I don't see how this property will cash flow positively because that puts purchase price close to 250,000.But, I will say this based on the extremely ROUGH reverse engineering of these numbers through the BP Calculator I would run far far away from this deal, because it will lose you (-761)/ month. that is not including HOA fees.

Taking the limited route of using just one strategy means you would be missing out on at least 90% of your potential deals, and in the end you would start forcing your strategy onto properties that you have no business doing...then rationalizing that you did a good thing.One trick ponies lose more than they could ever gain.

Her voucher is still frozen (at least it better be as she owes me money and The Housing Authority is aware of this).So to say Section 8 is guaranteed money and Section 8 tenants are afraid of losing their vouchers may be true in a lot of cases, but certainly not all.Though my biggest annoyance was with the Section 8 Housing Authority; they were inept.

Also, if it were easy--everyone would be doing it--It's NOT EASY--it takes a lot of specialized knowledge--or "You're just throwing darts at a board and hoping to hit the bullseye".If Cardone handed you the keys to his Housing Empire--could you (A) keep it profitable; and (B) Expand it without losing everything.

Vrbo still keeps my calendar slam full without direct book turned on so I will just leave it off.Thanks, yes, I turned off Instant Book with AIR so that their people will have to message me first, that should take care of it, but they say you lose 30% of bookings...?
