There is no set rule for 1031. 1 year has been considered a safer bet to prove you are holding for investment purposes versus resale.Turning over 1031's for something you held for 6 months will be very hard to stand up to a tax audit.Some people try these things but you need to plan for a future contingency if the 1031 exchange  you are attempting now is voided in the future.No legal advice given. 

I attempted to reach out and explained to the seller that we may have to renegotiate the price down and she went into a frenzy.  

However, people say you don't need any money to start, but i find this crazy... like surely you would need money to pay for closing costs, holding costs, and what do you even do if the end buyer drops out of the deal.....basically i'm really stuck with the paperwork and money situation and obviously the FEAR of getting involved as i have no back up money ....Could somebody please explain in great detail each step and every aspect i could face when attempting this endeavor? 

hey @Teresa Miller-  i'm not 100% sure, but I'm pretty sure the calculator counts each time you generate page 4, the results page, as one attempt.  

Make every attempt to take action while maintaining your studies.

If you have a Series 6 or 7, check with your compliance department before actually getting a license or attempting to make money as an investor.

I have called a few investors in attempts to gain some hands on experience, non of them wanted to work with us.
