You may be able to talk an investor into paying $4K extra for that additional rent, but you'll have a hard time getting an appraiser to agree your house renting for $650 is worth $4K more than the exact same house that sold down the block that was renting for $600

So it seems like the choices aren't great.During this inspection, I also received a call from our agent informing us they have a client looking to sell an 8-plex, triplex, and duplex as a block which I can definitely buy if I don't go through with this current triplex, may be able to buy both depending on what additional repairs I pay for up front or if I pull in another partner for the additional 13 units which I'd rather not do.

For example, I recieved a lead for a 6bd/2ba property, but all of the homes within .2 miles (it's in the city so 2 blocks down may have a completely different price) that have sold are 3-4 bedrooms.

All I have to know is if the house is block, what will my approximate total cost after I repair it, what is my approximate rent and after using conservative assumptions if the return is attractive enough for the area (I like working class neighborhoods) its a go.
