@Erik Schneider just get a blank Purchase and Sell agreement from your local title company or attorney and fill it out yourself with the seller.

RaulI have ranted on this issue on numerous occasions, so I'm not going into detail too deep except to say that this is an industry that really needs to go back to an apprentice/ tradesman scenario.

Give a blank EMD check to your agent, have your paperwork in order and ready to go.
