Best way to write up a purchase contract?

Hello fellow BP community members, Recently, I have come across quite a few very very good deals and am at a point where I want to lock in one of them. Can anybody get me aome input on how to get them under contract? Do I have an attorney draft an individual contract for each property? Or is there a cookie cutter answer to this? Thanks for the help!

@Erik Schneider just get a blank Purchase and Sell agreement from your local title company or attorney and fill it out yourself with the seller. Or, if your not comfortable doing that, get an agent to write it up for 1% commission.
