Keep in mind in my market that they are eligible to get the full deposit back - which should incentivize them to take better care of the property.

If things aren't to their liking, I think they would fall back to their home state.

If the partner is simply lending money that will be paid back with interest, then having them in an LLC can be a problem.

How does it end? 

Eventually I assume the market will shift back to value add being a thing it’s just not atm.

The idea is to understand how to make the financing work on my end and come up with some budget then start approaching land owners with a set plan/offer to see if any of them are willing to sell.Need some creative ideas from some experts to help me understand how I could make something like this happen.

All deals have their own unique structure and you should understand the advantage and disadvantage to taking distributions along the way vs. a higher payout of profits at the end.

Not only could Azibo's team not figure out why the invoices weren't created correctly, but their only solution to reconcile the payments on the back end was to keep the full month's rent on the books and request a new payment from the tenants for the security deposit!
