@James Miller As I understand it, the 179 deductions are available only for commercial properties, which would include apartment complexes but not single family rentals, correct?

Here in Orlando, there is a shortage of available apartments compared to what the demand is.

It's now listed, which is very exciting, but the property management company has been so busy showing their other properties that they don't have any available showing times for our property.

You make the best choice you can at the time with the information available and then you move forward (which is what you are doing now).Another choice you could look at is to purchase a property (townhouse/condo) close to the area you want that you could rent out one of the rooms. 

Strangely enough there are plenty of multifamily properties and cash flowing portfolios available in the area.

We moved in during the sale process of the house, and were verbally promised a few things, washer & dryer, lawn, and one of the two available parking spots.
