If I want to analyze a multifamily property which asking price is $3.400.000,00 and already has a loan for $1.462.000,00; The property is being sold with the loan, and this is a non-recourse loan that must be assumed, and there is a 1% fee to assume the loan which is also included in the asking price.

So when a wholesaler says he wants to sell you a property he has under contract (i.e. assign the contract to you), but he doesn't want to disclose what price he has it under contract for (since he doesn't want you to see his markup/fee), you can assume he's a new wholesaler and probably doesn't really know what he's doing.

I do know that they do have enough money of their own to pay all the Arch fees without a loan so I'm sure plenty of cash is needed up front aside from the downpayment (which land value counts towards also).
